AHEPA Senior Living has launched AHEPA 192 Phase 4 in Des Moines: a 90-unit affordable senior housing development for residents aged 62+, featuring one-bedroom apartments (626–672 sq ft) with full kitchens, broadband, walk-in showers, community amenities, supportive services, and rental assistance through HUD Section 202.

DES MOINES, IOWA (July 25, 2025) – AHEPA Senior Living President and CEO Steve Beck
announced that AHEPA 192 Phase 4 Apartments, a 90-unit community of affordable senior
housing, will officially open its doors on August 1, 2025. Located at 6705 SE 5th Street, Des
Moines, the three-story development is purpose-built for very low-income seniors aged 62
and over, in partnership with HUD’s Section 202 Supportive Housing for the Elderly program.
“We’re incredibly proud to open AHEPA 192 Phase 4 and expand our footprint in the Des
Moines area,” Beck said. “This beautiful new community represents our commitment to
helping more seniors age with dignity, independence, and support. With growing demand and
long waitlists, this opening is timely and vital. We can’t wait to welcome our new residents

Community amenities and apartment features
• 90 one-bedroom/one-bath units, sized between 626–672 sq ft, each equipped with walk-in
showers, full kitchen appliances, utilities, emergency call systems and strobe light smoke
detectors, and broadband-ready hookups.
• On-site amenities such as a community room with kitchen & cable TV, fitness/wellness
rooms, meditation lounge, laundry, landscaped grounds, and elevator.
• Supportive services coordination to promote independent living.
• Strategic location, proximate to public transit and nestled in a landscaped courtyard with
patios with a walking path and pet areas
As a HUD-assisted and tax credit-supported community, AHEPA 192 Phase 4 will provide
rental assistance to qualifying very low-income seniors aged 62 and older. Pre-applications

Financed at $23 million and developed on a 4.4-acre site of the former Southridge Mall, the
Phase 4 community is AHEPA Senior Living’s fifth HUD Section 202-managed property in the
Des Moines area, bringing their local total to 286 units. AHEPA 192 IV, Inc., a nonprofit
organization, is the sponsor and owner of the property. James Karthan of Ankeny, Iowa,
serves as president of the AHEPA 192 IV Board.
AHEPA Senior Living broke ground on Phase 4 on August 18, 2023.
