• Licensed professional inspectors perform home inspections. These
inspectors can verify that all mechanical systems within the home are

of the report, your inspector will provide you with a list of deficiencies,
known as a deficiency report, and recommendations for correcting these
deficiencies.
We use a comprehensive process when we inspect properties. Our inspection is
essential because it helps us protect our clients from purchasing a home with
hidden defects or problems that the seller will not disclose until after closing.
The first step in the inspection process is to obtain a copy of the disclosure form
that the seller and their agent have signed. This agreement between the seller
and buyer states what physical conditions exist at the property being sold. The
buyer then can request additional information from the seller if they feel that
more disclosure is needed.
Some of this additional disclosure may include plans, specifications, blueprints,
etc., at the property location related to any improvements in question. Suppose
the seller provides no written disclosures. In that case, we will inspect all visible
areas of concern on the property ourselves and note these concerns on our
inspection report.
This inspection report is then reviewed with our client, and we discuss in detail all
items of concern found on the property during our inspection. We recommend
that a competent structural engineer inspect any new structure(s)before
purchase if our client expresses any concerns or if such structures have been
added onto or altered since the year-built date.
