Before we jump into this, let’s take a step back and discuss the measurements for office space in Mumbai. There are multiple ways to measure the size of office space from super built up, to built-up to carpet area (aka the usable area) – for more details on this take a look at our previous blog post on Carpet Area (Related article: Carpet, Built Up, & Super Built Up) but the take away is that the carpet area is the only way to accurately measure how much usable office space there actually is. So how many square feet are needed for a Mumbai office space? It depends of course if you want cabin(s), conference room(s), a pantry, a private bathroom – most firms do so for simplicity sake let’s say that you want all of the above. Now it also depends on whether the office space is open or if there are cubicles – most offices spaces now are open seating and in terms of square footage stand point for your office space, you will be able to seat more employees in open seating than if your office space has cubicles. On a side note, firms in Mumbai and likely the rest of India, do a great job of fitting the maximum number of individuals into each office space! Now the most important question is how many people do you need to seat? From our experience of renting out office space in Mumbai, we would say that each person would need roughly 40-60 square feet which would include all the common areas from the bathroom to the pantry to the conference room. With that said, a 1000 square foot office in Mumbai would be able to hold anywhere between about 17 people to about 25 people with let’s say 25 people for open seating and closer to 17 people if looking to have cubicles/private spaces for each employee. And of course, if your firm requires more cabins the amount of square footage of Mumbai office space you need will increase the most as most company’s want the cabin for one more senior individuals and not for multiple people. We would also say that, it’s always good to rent a larger office space as your firm may grow and the cost of moving may outweigh slightly more in terms of monthly rent for the office space. That is a rough range and of course one’s office space in Mumbai requirements will truly dictate how much room you and your firm will require, but the thumb rule is about 50 square feet per employee give or take 10 square feet.
