jewellery, vehicles or cash.
• Donor and Donee: The deed should provide complete personal details, including name, address, and other
details of all the parties involved, to establish a legal identity and relationship.
• Description: The deed should specify the type of property being gifted. For instance, a plot transfer will
require information such as survey number, boundaries, and extent of the property.
• Transfer of Ownership: The document confirms that ownership is transferred voluntarily.
• Consideration: Clearly states the reason for the transfer. Ideally, a gift deed is made without any monetary
consideration.

• Identity proof of both donor and donee, such as
PAN card, Aadhaar card or driving license.

NOC, where required, especially in the case of
agricultural land.
• Encumbrance Certificate to confirm the property is
free from legal liabilities
• Affidavit confirming validity as per Section 22A of
the Registration Act, 1908

• Prepare the gift deed on stamp paper, clearly mentioning all relevant details.
• Visit the sub-registrar's office for execution and pay the gift deed registration charges.
• Once the registrar verifies documents, registers the deed and issues a registration certificate that serves
as proof that the deed is legally enforceable.
Stamp duty on a gift deed varies by state and depends on factors including property value and registration
between donor and donee.
