Here’s how it works: You list your Homes for Sale Rossmoor, but the sale is contingent upon you finding and securing your next home (often referred to as your “upleg”). To make this work, we add specific addendums to your purchase contract to clearly outline this contingency for buyers and their agents. This gives you the time and flexibility you need to find your next home. www.simpletankservices.com Strategy 2 Utilize a HELOC (Home Equity Line of If you have enCorugehd eiqtu)ity in your current home and you qualify for two loans, this is another excellent option. Here’s how it works: • You open a HELOC using the equity in your current home to fund the down payment on your next home. • With the HELOC in place, you shop for your new home and get it into escrow. • Once your new home is in escrow, you list your current home for sale. • During the closing process, you pay off both your original mortgage and the HELOC. However, keep in mind that you may need to make two mortgage payments for a month, depending on how quickly your home sells. www.orianashea.com Strategy 3 Consider a Bridge Loan If you don’t qualify for two mortgages, the HELOC option may not be feasible. But there’s another option: a bridge loan. • A bridge loan allows you to use the equity in your current home to purchase your next one without the burden of managing two mortgages and a HELOC. Here’s how it works: • You take out a bridge loan to “bridge” the gap between your old home and your new one. • This type of loan typically comes with a higher interest rate at first, but you’re only committed to it for a short period. • After selling your current home, you can refinance into a lower interest rate on your new home. • While this option requires a commitment to sell your current home within a specific time frame, it’s a great way to make a move without feeling squeezed by multiple mortgages. Which Option Is Right for You? Each of these strategies has its pros and cons, and the best choice depends on your unique situation.
