Developments
As a Texas commercial real estate attorney, Shams serves as pragmatic
counsel to retail real estate investors and developers who buy, sell, develop,
re-develop, reposition, own, operate, lease, and manage retail properties
including power centers, neighborhood centers, and various notable mixed-
use projects across Texas. Most notably, recent transactions have included:
Portfolio acquisition of 10 multi-tenant shopping centers across various
states.
Development of multiple strip centers outside of the loop in Houston
submarkets.
Disposition of a regional power center in Texas.
Hundreds of leases for retail properties across the country including
some of the most iconic retail developments in Texas.
Shams is a commercial real estate attorney that understands the retail real
estate business, how to get deals done, and grow our clients’ portfolio, all
while protecting their interests. Shams’ retail clients include investors,
developers, property and asset managers, landlord and tenant leasing
brokers for anchor tenants, big box retailers, family-owned businesses,
national and regional brands, regional and national grocery chains,
restaurants and bars, and private equity investment funds.
Aside from Shams’ strong transactional and fund formation practice, as a
commercial real estate attorney, he maintains a sophisticated leasing
practice extensively representing both national tenants and large landlords
in retail leases across Texas, including how to effectively structure NNN,
absolute net, and gross leases. Shams’ commercial leasing practice includes
master leases, sale-leasebacks, ground leases, build-to-suite leases, and
telecommunications leasing. He also represents both national landlords and
tenants in complex lease disputes involving rent, CAM charges, tenant
improvement, and other commercial lease obligations, resolving most
leasing issues without having to go to court.
As a leading commercial real estate attorney, Shams also maintains a strong
financing practice, representing our investor and developer clients in
construction financing, purchase money financing, mezzanine financing, and
CMBS and life insurance loans.
